Figured I may as well make a thread to document this process.

Last January, we signed a contract to have an 12x20 addition added to our house. The addition is to extend and relocate our kitchen, as well as open up the main level, as well as add a basement room. Due to the heavy winter and all the water, the contractor waited until June to begin.

Well, there are quite a few issues that have come up with the contractor over this time...most small and annoying, and in some ways I wish we had found another one. He's a nice guy, but he lacks some communication skills (although in some ways he's better then many others I'm sure) He is also not nearly as thorough with things as I would expect. I am now learning that hiring a GC that does not have any of their own employees, is just a bad idea. Also, stick to a GC that specializes in remodels and additions and not new home builds.

June came around and the contractor sent out a sub to demo our patio cover and start to remove the brick "veneer" Now, when he had the architect over, they asked about the framing and I stated I believed it was brick framed, and little to no wood framing inside. They looked at the sliding glass door and thickness there and said "no, it should be fine" Well, the demo guy started with the brick only to find, as I expected, that it was indeed brick framed. The contractor wasn't happy and had even told us in the begining, if it was brick framed he wouldn't continue.....well SURPRISE!

Luckily, he stayed on, but had to have the engineering redone to account for the framing differences. This delayed everything a month... Well, the next issue was that, when the contractor brought over his excavator to start digging the last of June, he found it didn't fit under my carport beams. 🤦‍♂️ After much debate and issues of him not measuring, or not eyeballing correctly, we negotiated with my neighbor to remove the fence and bring it in the opposite side of the yard. This was also going to force me to replace the fence sooner then expected (planned for next year) but it did allow me to level my backyard without other fill dirt). so ground was finally broken July 9th.

The dirt getting removed was an ordeal, as was the foundation. The footings were poured, but the foundation didn't get poured until the end of July....and at that time, the dirt was still there.

It took the contractor until right before Labor Day weekend to get the dirt moved and that was with me bugging him the whole time. Turns out, that due to the tight nature of the neighbors carport, none of his subs would do it...so he had to....and he was slow.

Labor Day weekend, the wife and I build a retaining wall to level off the yard. We had kept some dirt back for backfill of the foundation as well as level the yard off.

Once the foundation was poured, I noticed an error in my measurements. They had to move the west wall (to the left in the upper pic) in by 1' to avoid utilities....well this threw off the plan for inside, and I had mismeasured and kept repeating 20'...but 20' was interior, and construction is measured exterior....so in reality I was off by 2' or more. Back in August, we had addressed this and the contractor was able to get engineering to have the main floor cantilever out over the west foundation 2' to make up for it.

We waited and waited, and framers finally came 10/1. Well right away, there were issues. The engineer required 2x10 joists to cantilever, but to keep the floors level, we couldn't use 2x10's. Framing was scrapped and we had to postpone. Needless to say, I lost 2' on the addition due to this and we couldn't find a solution that I felt wouldn't tack on more and more delays and costs. It was only going to be closet space anyway.

The week before Halloween, the contractor sent his demo sub over to remove the kitchen and interior wall so they could put up a temp wall.

I am no longer confident that everything I wanted done was included in the bid...nor was I confident that if I asked for things to be done, they would be done in a timely manner....so I, being a DIY'er started doing some myself. I pulled all the staples and nails, and the wife demo'd the hearth on the fireplace so we can convert to gas.

Not sure what is going on. If I try to edit the posts with the pics, they don't show in the edit so I can't even get rid of all the garbage "code" that shows. Go to the link in post 1 to see pics.

Since I can't see what pics I've posted, I don't know where to go with the thread.

A lot has been done, but I've been swamped with work so I have no real pictures to post. Once they came and demo'd the brick and created 1 room, I finished the subfloor and had to blend the addition to the new one (required a little router work) The framers put a ledger board over the downstairs door and that created a high spot, so over on the right side, I had to shim the subfloor. You can feel it, but there was nothing that could be done about it.

In 1 week they had most rough electrical in, rough plumbing in, and the HVAC done. The framers came back and finished inside (pantry and some wall adjustments) and the framing inspection was signed off. Outside, the roof was put on and the siding on the upper part of the addition was put on.

Insulation is supposed to be done tomorrow, as well as teh final gas lines to the fireplace, stove and reconnect the garage/firepit run.

Here is the outside with the partial siding on. I finally found some thin brick that will work for the lower wanecotting. We will likely paint all the brick in the future (possibly to match the garage brick) but for now, the ones I found at Interstate Brick should suffice.

We also plan on redoing all the siding and soffits & fascia in the white in the new year. The siding guy can't get to it until then, but that is on the agenda to make the house cohesive.

So the contractor decided to use full brick because the corners on the thin were 5+ weeks out :rolleyes: i don't recall if I posted, but a brick wanescotting has always been on the agenda. They didn't put the anchor bolts on the foundation to allow a brick ledge and the contractor told me "no worries, we can use thin brick" at the time that was not my preference but what to do. Now, after I did the leg work and found the thin brick I wanted, he pulled this. At this point y biggest concern was now that there was no brick ledge they would have to make the addition wider then the existing house and I thought it would look terrible. While I don't love it, the post for the carport will hide it for the most part.

Now, the other problem is that the siding guys had prepped the whole addition for siding. This means putting the mounting blocks for the hose spigot and electrical. Well the Mason didn't u do these and now I have a hole that I don't like for the hose spigots...AND it doesn't even stick past the brick enough...so the contractor has to get this fixed :rolleyes: The Mason spoke absolutely zero English so I didn't even bother try to ask him about it. you can see the "box" near the corner of the house.

they did finish the interior insulation and drywall is supposed to be delivered this week sometime.

Not sure whether to "Like" this or not. Glad it's moving forward but it's frustrating dealing with contractors. I'd still like to talk to mine 4 years later but it's best that I don't. My guy needs a blanket party
Completely. My wife is sad to see me so upset. I just keep telling her, we hired a contractor so we didn't have to babysit the subs, except, now I find myself babysitting the contractor.

I have learned, that if they are a contractor without a crew of their own, they are probably the worst to deal with. I keep telling my wife, "I will just fix it" she hates it. I just say, the other option is to wait for the contractor to find someone to fix this type of job, when he has no skills himself (that I have seen) and no guys on payroll for punchlist type items.

My biggest concerns are, if we leave the "box" and put a filler in there to bring out the hose spigot, or just have them fix the brick and mount the hose spigot to the brick, (either is fine) I don't know if there is enough length on the hose spigot pipe to be pulled out. That means, the plumber has to come back to put a new, longer one in, which will then hold up drywall.....when, in reality, I can probably fix it all myself in a few hours (if drywall hasn't started) I'm leaning towards doing it myself and just building out the box with pvc "board" and then installing the Aquor hose bib, so that it is all tucked in the brick and won't stick out past the brick so much.

Something like these, but with a white vinyl backing (eventually the brick will be painted on the whole house to match the brick on the garage.

Bummer to hear of the contractor woes. I'm scared for what I'm going to experience with my garage. I agree it's ideal to get a general that has their own crews, otherwise what's the point? That hose bib does look ridiculous and I'm blown away that the mason thought it was cool to just leave it like that :mad:

So I ended up fixing the hose spigots.....I put in the Aquor hose bib on the driveway side but need to being it out a little more. On the other side I left the one the plumber put in, I just brought out the mounting to almost flush with the brick.1000000712.jpg

This weekend I got to work on the fireplace. We had the HVAC guy install a gas line in the new framed hearth and it wS now ready to get it ready for the change. Wife and I decided to go with tile instead of brick veneer. Found a cool giant tile at Floor & Decor we liked....so picked those up then I hD to make the fireplace ready for it.

I will pour the hearth in concrete like I did my fireplace caps. The sides will be a basic shaker/craftsman style painted white.

Drywall is supposed to start this week finally....so

Drywall finally started. They have 1 more coat most likely and then the mess of sanding.

In the meantime I have continued to work on the fireplace.

I made a frame and poured the hearth in concrete. I attempted to add a little color to it with groups but it didn't really work.....I will have to sand and stain/seal.it to get a little warmer color on it. Working in something that large was difficult and unfortunately it didn't get settled 100% so I had to add some concrete patch in places( dark spots in the pic)

This weekend I started in the tile. Got it all installed and now just need to grout and move on the the wood surround.

Spent the weekend finishing out the fireplace. While I would like to stain it, the plan has been to paint it white (same color as the trim). Plus I used poplar and some sanded pine plywood. In a few spots on the side, the ply was sanded through the first layer, so oh well. Overall, I'm very happy with it. I still need to grout it, but otherwise it is ready for the painter whenever he comes to do the rest of the stuff. Walls have been sanded and hopefully flooring will be going in early next week.

It's been a little while and things are pretty much done inside. A few small things to address, such as I need to get the old fridge out and I am having the cabinet above the fridge remade since I measured off the old fridge and a low spot in the floor, so the one I received wouldn't have let me put the new fridge in place.

We spent the weekend loading the cabinets and starting to bring back in furniture.....I am super happy with the fireplace and everything overall.
